Use for purchases and refinances. No projections, must use historical cash flows. 50% Lender 1st mortgage and 40% SBA 2nd. If SBA Approves, we take the lender portion.

  • 51% or more owner occupied
  • 620 Min FICO, but 680+ preferred
  • 1.2 DSCR & personal DTI must cash flow
  • To 90% LTV, the 10% must be personal seasoned funds

Small Balance Stated Income (No Doc) Loans:
$100,000 to $2M, up to 75% LTV, Fixed Rates, 1.25 DSCR, 20 year Amortization, 650 FICO+, no tax returns, quick decisions. Global DTI of min 1 to 1. Can use other income to qualify.

Multifamily Mortgages:
Mortgages from $250,000 to $5, Million Max LTV Purchase 75%, DSCR 1.25, Am 25 to 30 year, Min credit 680  Limited cash out.

Non Recourse at 50% LTV.

SBA 7a:  

Can use for owner occupied real estate, start ups and business only loans. The only loan product that can use projections to get approval. Possible refinances, if saves 20% over present P & I payments. Possible cash out to improve business.

  • Min 620 FICO, higher is much better
  • 1.2 DSCR and personal DTI must cash flow
